Featured Case Study:
Derby Lofts Condominiums
Location: Salem, MA
Client: Winter Street Architects
Owner: Resource Capital Group, LLC

Project Description: The Derby Lofts Condominium project involved the transformation of two dilapidated, early 20th century, four-story former industrial laundry buildings into a six-story condominium residence, with the addition of two new floors. The structures were laterally braced for seismic loads with the insertion of diagonal steel braces and drag-struts running within the existing column grid, which was crisscrossed with new concrete grade beams at the ground level and supported on jet-grouted columns nested between the existing caisson foundations. Because of poor original construction and deteriorated condition, all the reinforced masonry perimeter columns of the older structure were removed and replaced with steel while the framed concrete floors were literally held in the air with a temporary shoring system.
